                                 ANSWERS TO RESORT QUESTIONS  1. THE TOTAL SIZE OF THE PLOT IS 252,000 m2. ABOUT HALF OF IT WAS DEVELOPPED AS BEACH FRONT PROPERTY. 2. THE TOTAL LENGTH IS 840m, THE WIDTH (WHICH IS OVERLOOKING THE RED SEA) IS 300m. 3. THE PERCENTAGE OF FOOTPRINT WILL BE AT LEAST THE SAME AS THE MAXIMUM ALLOWED TO ANY OTHER TOURIST RESORT IN HURGHADA. 4. THE HEIGHT PERMIT OBTAINED FOR THE BEACH FRONT PROPERTY IS 5 FLOORS, WHICH IS MORE THAN ANY OTHER HEIGHT PERMIT CURRENTLY ISSUED FOR BEACH FRONT DEVELOPMENT IN HURGHADA. THE BACK PROPERTY, WHOSE PLANNING LICENSE HAS NOT BEEN MADE YET, WILL HAVE A HEIGHT PERMIT OF AT LEAST 5 FLOORS, SINCE BACK PROPERTIES ARE ALLOWED TO GO HIGHER THAN BEACH FRONT PROPERTY. 5. THE BEACH FRONT DEVELOPMENT DOES HAVE A PLANNING LICENSE. DUE TO PRIVACY ISSUES, IT WILL BE AVAILABLE AS SOON AS A SERIOUS STEP TOWARDS THE SALE OF THE RESORT IS UNDERTAKEN. THE BACK DEVELOPMENT'S PLANNING LICENSE WILL BE ISSUED ACCORDING TO THE REQUIREMENTS OF THE BUYER AND SUBJECT TO THE REGULATIONS OF THE TOWN HALL (Please note however that the owners board and Mr. Atef, who are an extremely well connected entity in the government, will be pledging their full support to the buyer to satisfy his needs in all legal and permit issues pertaining to the development of the resort). 6. ON THE RIGHT SIDE OF THE BEACH FRONT DEVELOPMENT, THE FOUNDATIONS OF A 5 STARTS HOTEL, WITH GRADUAL HEIGHTS STARTING FROM THE SEA LEVEL AND INCREASING IN HEIGHT AS THE BUILDING GETS FURTHER FROM THE SEA, HAVE BEEN COMPLETED ON THE 6000 m2 AREA. 7. YES, GOVERNMENT WATER AND ELECTRICITY ARE ALREADY CONNECTED TO THE FRONT GATES OF THE RESORT. 8. THE BEACH FRONT PROPERTY (120,000 m2) IS ALREADY REGISTERED. THE BACK PROPERTY (132,000) IS NOT YET, THIS WAS POSTPONED SINCE A DECISION TO SELL THE RESORT HAS BEEN TAKEN. HOWEVER, THE OWNERS HAVE THE PRIMARY CONTRACT AND THE DESIGNATION CONTRACT FOR THAT PROPERTY, AND ALL THE PAYMENTS RECEIPTS. ALSO THE SELLER HAS THE RESPONSIBILITY TO TRANSFER THE OWNERSHIP OF THE LAND TO THE NEW BUYER IN THE GOVERNATE OWNERSHIP RECORDS SO THAT THE NEW OWNER CAN REGISTER IT UNDER HIS NAME. THIS WILL ALSO ENABLE THE NEW BUYER TO OBTAIN THE PLANNING LICENSE FOR THE PROPERTY ACCORDING TO HIS SPECIFICATIONS AND NEEDS.   9. THE OWNERS OWE A VERY SMALL FINAL INSTALLMENT TO THE GOVERNMENT ON THE BACK PROPERTY. 10. IN THE CASE OF THE BEACH FRONT PROPERTY, THE PLANNING LICENSE CAN NOT BE IMPROVED UPON BECAUSE 5 FLOORS PERMIT FOR A BEACH FRONT DEVELOPMENT IS VIRTUALLY UNHEARD OF IN HURGHADA. HOWEVER, THE BACK PROPERTY PLANNING LICENSE, WHICH WILL BE OBTAINED BY THE NEW BUYER, WILL HAVE A GOOD CHANCE OF OBTAINING A PERMIT FOR 6 FLOORS SINCE THE BACK PROPERTY IN ANY RESORT USUALLY GETS A PERMIT FOR MORE FLOORS (Again, I would like to remind you that the sellers are pledging their full support to the new buyer in assisting with the development of the property).
